Utilities

Utilities included in rent:

Utility responsibility varies by property and unit. Utilities may be included in rent or paid directly by the Tenant to the utility provider.

Varsity Management properties may use one of the following arrangements:

• Tenant-Paid Utilities: Tenant is responsible for placing applicable utilities in their name and paying the utility provider directly.
• Utilities Included: Some properties include certain or all utilities in the rental rate.
• Combination: Some properties include certain utilities while the Tenant is responsible for others.

The utilities and charges applicable to a specific apartment or house will be disclosed in the property listing and Lease Agreement. Prospective tenants should review the utility information for the specific unit when comparing rental rates.



Utility Processing Fee

If Varsity Management receives or pays a utility bill that is the Tenant's responsibility under the Lease, the Tenant will be responsible for the actual utility charge plus a $25 processing fee per bill.

Parking

Parking is optional unless expressly included with the Premises. Additional and upgraded parking is subject to availability.

Any charge for additional or upgraded parking will be disclosed in the applicable Parking Addendum or parking agreement. Additional parking is not automatically renewed with a Renewal Lease Agreement.

Maintenance & Tenant-Caused Repairs

$75 per employee/hour + materials

Applies to Landlord maintenance labor for repairs for which the Tenant is responsible under the Lease. Applicable materials and other actual costs may also be charged.

Online Payment Transactions

Debit Card — $9.99 per transaction

Credit Card — 2.99% per transaction

These fees apply only when you choose to use the applicable payment method. Alternative payment methods without these transaction fees are available as stated in the Resident Portal or Lease.

Pets are permitted at select properties only. Pet availability and restrictions vary by location.

Lease Alterations

$50 per requested change

Tenant-requested changes to a Lease or related lease documents after the documents have been prepared are subject to a $50 alteration fee, provided the requested change is approved by Varsity Management.

There is no fee to correct an error made by Varsity Management or to make a change required by applicable law.

Furniture Relocation

$75 per employee/hour

Applies when a Tenant requests relocation or changes to Landlord-provided bedroom furniture.

Good to Know

Not every fee listed above will apply to every resident. Except as provided in your Lease or applicable addendum, these charges are not automatically due simply because you enter into a tenancy.

Your Lease and applicable addenda will identify the terms, utilities, parking, pet arrangements, and other charges that apply specifically to your tenancy.
