Ann Arbor Right to Renew & Early Leasing FAQ



Ann Arbor has rules (Ch.105, 8.530) that affect  when landlords can offer renewals, show occupied apartments, and sign leases with new tenants.




  • Why can't I lease an apartment for next year yet?

Current tenants have a Right to Renew their apartment before it can be leased to someone new. Because of this, Varsity Management may have to wait before confirming that an occupied apartment will be available.


  • When do current tenants get to renew?

For most of our 12-month leases, we cannot offer a renewal until 180 days after the current lease begins. Current tenants then have at least 30 days to decide whether they want to renew.


  • When can you show occupied apartments?

Generally, we cannot enter an occupied apartment to show it to prospective tenants until 210 days after the current lease begins.

  • For leases with an August start date, we can start tours around the third week of March. 
  • For May leases we can start tours early January.
  • In the meantime, we may be able to provide photos, videos, floor plans, or show you a similar or vacant apartment.


  • Can I still tell you I'm interested?

Absolutely! You can contact us early and let us know which apartments or properties you're interested in. We can keep track of your interest and help you explore your options.  CLICK HERE to add your information to our Interest List

However, expressing interest does not reserve or guarantee an apartment.


  • Why is leasing happening so much later?

Ann Arbor has traditionally had a very early student-housing leasing season. The City's current rules give existing tenants more time before they have to decide whether to stay for another year.

We know many students are used to finding housing in the fall, but Varsity is required to follow the City's leasing timeline, even when prospective tenants are ready to lease earlier.


  • What if the current tenants don't renew?

Once the current tenants' renewal period has ended and the City's leasing restrictions have been satisfied, we can begin leasing the apartment to new tenants.
